The following terms and conditions apply to the provision by Saltmarsh Farmhouse Limited (Saltmarsh or "we" or "us") of accommodation and/or services at Saltmarsh Farmhouse Ltd., Exceat, East Sussex, BN25 4AD and all bookings made by the customer. 

Bookings / Room Deposits

All successful reservations are confirmed via e-mail. We require an advance deposit of 50% to secure your reservation. All deposits are non-refundable. The remaining balance is taken 48 hours prior to arrival to confirm your booking. 

Payment / Cancellation Policy 

Cancellations will only be accepted in writing. If you are unable to come and stay we do advise that you contact us at least 72 hours prior to your arrival date to avoid a full, non-refundable charge to your debit or credit card. 

For cancellations within 14 days of arrival, if we are unable to re-let the room(s), a 50% charge of your total booking will apply. In these cases, we will try and rearrange your stay to an alternative date.  

For guests who do not arrive and give no notice or indication of intent will not receive a refund.

Refunds cannot be made for rooms that are not occupied for the full period that has been booked. We recommend that you purchase cancellation insurance from a reputable service provider as we do not provide cancellation insurance ourselves. 

If, due to circumstances beyond our control, we are forced to cancel your stay, we will refund your deposit in full; however, we cannot be responsible for any costs incurred by you as a result. 

Event Booking / Cancellation Policy 

All successful event bookings are confirmed via e-mail and require an advance deposit of 50%.

Please note that event booking cancellation charges depend on the notice period given and are indicated below,

  • More than 21 days prior to arrival: Cancellation charge will be 50% of the total cost
  • 14 or less days before arrival: Cancellation charge will be 100% of the total cost

As the farmhouse is open all year round, you may find there is necessary maintenance, development or refurbishment work taking place during your visit. We will endeavour to keep noise and inconvenience to a minimum.
